Mr. Kamlesh Thakur, President, NAREDCO Maharashtra and Co-Founder & Managing Director, Srishti Group

“Mumbai’s real estate market has demonstrated encouraging resilience, with 12,690 property registrations in October, registering a 9% year-on-year growth. The fact that registrations have remained above the 12,000 mark for nine consecutive months reflects the underlying strength of the market and sustained end-user demand.

However, while the current numbers are encouraging, we must remain mindful of the broader economic environment. The recent slowdown and volatility in equity markets, global economic uncertainties and evolving consumer sentiment warrant a measured and cautious outlook. Real estate, being a capital-intensive and confidence-driven sector, cannot remain insulated from wider economic trends.

This is precisely the time for policymakers and the government to remain proactive. Continued access to institutional finance, liquidity support, rationalisation of development-related costs and progressive policy incentives will be important to sustain demand, maintain project viability and encourage fresh investments.

The objective should not merely be to celebrate the current growth, but to ensure that the momentum is sustainable. With timely policy support and a conducive business environment, the real estate sector can continue to contribute significantly to employment, investment and the country’s economic growth.”

Mr. Ram Naik, Co-founder & CEO, The Guardians Real Estate Advisory

"The performance of Mumbai's housing market in October underscores the deep resilience of homebuyer demand. Generating over ₹1,173 crore in stamp duty revenue during a month impacted by seasonal and operational downtime reflects strong buyer willingness to commit to long-term assets. Even during the Shraddh period, daily registrations rose to 311 units compared to 306 per day last year, indicating that buyers are prioritizing right-priced inventory and favorable home loan conditions over traditional seasonal lulls. As we step into the main Diwali period, festive offers and new project launches will drive heightened demand and closing activity."

Mr. Vedanshu Kedia, Director, Prescon Group

"Recording 12,690 registrations in Mumbai during October, despite half the month falling under Shraddh and a compressed Navratri window, highlights a maturing buyer mindset where traditional lulls are increasingly bypassed for high-conviction purchases. Moreover, demographically, we are well geared to absorb significant real estate stock going forward subject to the money markets. In premium micro-markets across South and South-Central Mumbai, we are seeing virtually no seasonal drag. Serious end-users and investors are actively locking in luxury inventory ahead of Diwali, reinforcing that the momentum in prime urban corridors is being driven by structural confidence rather than short-term monetary tightening and geopolitical shocks.”

Mr. Shilpin Tater, Managing Director, Superb Realty

"October’s 9% year-on-year growth in property registrations demonstrates the enduring strength and broad-based demand across Mumbai’s real estate landscape. What is particularly encouraging is that the transaction momentum remained steady, highlighting robust capital deployment by buyers and investors alike. This ongoing market resilience sets a powerful, positive benchmark as the sector enters the peak festive quarter."

Mr. Navin Makhija, Managing Director, The Wadhwa Group

"Maintaining monthly registration levels above 12,000 units throughout the year speaks volumes about the structural maturity of Mumbai's residential real estate market. October's impressive performance yielding ₹1,173 crore in state revenues despite calendar constraints highlights strong homebuyer confidence in premium and integrated developments. High end-user participation and aspirational buying will continue to lead the charge as we navigate through the festive season."

Ms. Shraddha Kedia-Agarwal, Director, Transcon Developers

"Mumbai’s residential real estate market continues to exceed expectations, demonstrating incredible resilience. Recording a 9% year-on-year growth in October; more than double the volumes seen a decade ago; proves that urban homeownership remains a core financial priority for modern families. Rising household incomes, stabilized economic conditions, and continuous infrastructure development across the city are giving buyers the confidence to make quick purchasing decisions. With Diwali around the corner, we foresee robust demand across mid-income and premium housing segments."
